The rules behind the numbers
How Land Actually Grows
Growth compounds weekly. Each week your plot's value multiplies by (1 + rate) — the gains earn gains. There are no tenants, no upkeep, no daily settlement.
New buys grow 1.25× faster. Since the October 3 update, plots purchased now compound at 1.25× the listed rate — Ibeju-Lekki's 4.0% is effectively 5.0% a week.
Two frictions eat returns. Selling charges a 5% fee, and an omo-onile event takes 10% of the plot's value when it hits. The cheaper the land, the higher that chance — Banana Island is immune.
You can build on it. Land accepts a house — and living in your own home ends rent forever. No purchase restrictions: if you have the cash, you can hold every plot.

Bought after the October 3 update, so the listed 4.0% grows at 5.0% a week (4.0% × 1.25):
₦4,000,000 × 1.0510 ≈ ₦6,515,579
That is +₦2,515,579 in ten weeks before frictions. Sell then and the 5% fee takes ₦325,779; an omo-onile event (20% chance) would take 10%. Even both together leave the position well ahead.

What is omo-onile in Lagos Life?
Omo-onile are the land 'area boys' of real Lagos — and in the game they are a random event that takes 10% of your plot's value. Risk scales with how cheap the land is: 40% on the ₦250,000 Imota quarter plot, 20% in Ibeju-Lekki, 5% in Lekki Phase 2, and zero on Banana Island. Cheap land grows fast but gets harassed; expensive land is quiet.
Can you lose money on land in Lagos Life?
Growth itself never goes negative — every plot compounds upward every week. What bites is the frictions: selling costs a 5% fee, and an omo-onile hit takes 10%. Buy and immediately sell and you lose 5%; hold through the events and the weekly compounding outruns both.
Is land better than a business in Lagos Life?
They compound differently. A business pays daily cash from day one but takes 77–162 days to repay its price; land pays nothing until you sell, but compounds weekly with zero upkeep and (post-update) a 1.25× growth buff. Businesses for income now, land for parking money you won't touch — and you can build on land to delete your rent.
What is the best land to buy in Lagos Life?
Ibeju-Lekki is the sweet spot: the highest listed growth (4.0% a week, 5.0% with the current buff) at a ₦4,000,000 price, with omo-onile risk down to 20%. Banana Island is the safest (0% risk) but grows slowest at 1.5%; Imota is the cheap lottery ticket at 40% risk.
